Jerith’s aluminum is well-made, but San Francisco puts it through conditions the manufacturer never designed for. These are the failures we see most often, and what they look like in this city specifically:

  • Fog-belt powder-coat chalking and filiform corrosion. In the Outer Sunset and Richmond, the morning marine layer keeps Jerith aluminum wet for hours every day, nearly year-round. That persistent dampness works into the powder coat and starts corrosion at the picket-to-rail connections. We’ve seen five-year-old fences in the Sunset look worse than twenty-year-old fences in drier inland areas.
  • Post-base and weld failures on soft-story garage slabs. Many San Francisco homes have a garage on the ground floor and living space above. When the city’s Soft-Story Retrofit Ordinance requires that garage slab to be cut for shear walls and foundation bolts, existing Jerith posts often end up unsupported. The post didn’t fail. The slab underneath it moved.
  • Racking and gate sag on out-of-plumb fence lines. Victorian and Edwardian properties settle unevenly. A Jerith gate hung on a leaning fence post will bind at the latch no matter how good the hinge hardware is. The problem is the house, not the hinge. We re-set posts and re-hang gates to work with the actual grade and plumb of the property, not the original plan.
  • Galvanic corrosion on fasteners. When steel self-tapping screws meet aluminum rails in damp, salty air, the steel loses. San Francisco’s onshore breeze carries salt from the Pacific, and it accelerates the reaction at every picket-to-rail screw. We replace failed fasteners with stainless hardware that won’t set up the same electrolytic reaction.
  • Fence runs tied to soft-story retrofit scopes. When a San Francisco homeowner is having their garage seismically reinforced, the existing Jerith fence often has to come down, get its posts re-set around the new footing, and go back up. That’s a sequencing job, not a simple re-install, and it’s one we coordinate with the retrofit contractor.

The one thing you won’t hear from a generic Jerith contractor is how the city’s mandatory Soft-Story Retrofit Ordinance changes fence and gate installation. San Francisco is the only city in California where thousands of wood-frame multi-unit buildings have been legally required to undergo seismic reinforcement since 2013, with phased compliance deadlines still rolling through. That means a huge share of Jerith fence and gate work here isn’t a fresh install on a blank site. It’s re-setting posts and re-aligning gates around a slab that’s being cut and re-poured for shear walls, or isolating new posts from a foundation that’s been bolted. In the Outer Sunset, we replaced a corroded Jerith Imperial Series fence for a 1920s wood-frame home whose garage slab had just been cut for its soft-story retrofit. The old post bases were floating over the void where the new footing went in. We set new posts in concrete isolated from the shear-wall footing, swapped the gates to OEM Jerith hardware with stainless fasteners, and the run has stayed true through two full wet seasons of Karl the Fog. The owner also had us pour a new garage apron while the driveway was open, using our concrete driveway scope.
