We work on Abodu One, Abodu Two, Abodu Studio, and Abodu One XL units, and we know how their prefab panels, cladding, and utility chases behave on real San Francisco lots. Graham Stein, our owner, learned framing and finish sequencing at LATTC on South Grand Avenue, where the instructors expected you to read a set of plans before you touched a tool. Common Abodu Construction Problems We Solve in San Francisco

  • Panel-joint and cladding water intrusion on fog-exposed facades. In the Outer Sunset and Richmond, Karl the Fog keeps siding damp well past noon for much of the summer. We see wicking at the interlock, dry rot behind battens, and staining at the utility chase that a dry-climate contractor would never encounter. We re-flash, replace rot with rot-resistant stock, and seal the plane before it spreads.
  • Out-of-level floor and wall framing on sloped or bay-fill lots. Marina and Mission Bay soils settle differently than bedrock neighborhoods. An Abodu set on less-than-flat ground will show it in doors that bind, cabinets that gap, and shower pans that do not drain. We shim, re-level, and re-set before finish work, because a countertop will not fix a racked frame.
  • Utility-chase and connection leaks at the main-house tie-in. Many San Francisco mains were built before World War II. Their sewer, water, and electrical were never sized for an extra dwelling unit. When the ADU tie-in works poorly, you get slow drains, pressure drops, or a chase that weeps after every storm. We inspect the tie-in before we close the wall.
  • Roof and gutter detailing on low-slope and flat sections. Debris and standing water on an Abodu’s flat or near-flat roof edge cause edge deterioration and ceiling staining after winter rain. We correct the pitch where possible and install proper edge flashing so water leaves the building instead of hanging around.
  • Interior fit-and-finish issues from rushed panel assembly. Trim gaps, misaligned cabinet reveals, and baseboard that does not meet cleanly at the corner. We re-set panels, adjust reveals, and finish to the standard we would want in our own kitchen.

San Francisco is the only Bay Area city where a single-family ADU project is routinely sequenced around a mandatory seismic retrofit on the main house. The Soft-Story Retrofit Ordinance, enacted in 2013 with phased compliance deadlines, requires thousands of older wood-frame multi-unit buildings with open ground-floor garages or commercial fronts to be reinforced. On a soft-story Edwardian in the Outer Sunset, we installed an Abodu One in the rear yard and found the panel joints wicking moisture from the daily fog. Early dry rot had already started in the cladding batten and the subfloor rim near the utility chase. We re-flashed the interlock, replaced the affected trim, and re-leveled the interior floor before setting the kitchenette and shower pan. That unit has stayed dry through two wet seasons. Because the main house was also under the retrofit ordinance, we coordinated our ADU utility trenching with the foundation contractor’s schedule so neither crew undid the other’s work. San Francisco service area work means juggling the retrofit deadline, the historic fabric, and the fog, all on one lot.
