When we open up a bathroom ceiling in Echo Park or Sherman Oaks and find streaked insulation and a rusted drywall screw pattern, the GAF shingles are usually still under manufacturer warranty, but the vent boot is not.   • A brown or yellow ring on the ceiling that grows after rain. This is the classic signature of water travelling down through the roof deck, insulation, and drywall. The ring grows in bursts, always after a storm, even a light Los Angeles drizzle. The source is usually a failed vent boot, a cracked plumbing stack flashing, or a GAF shingle that has lost its seal and lifted in the wind.
  • Peeling paint or bubbling drywall tape near the exhaust fan. Los Angeles homes with older fans often have an undersized unit that cannot move humid air fast enough during hot showers. The moisture condenses on the ceiling and the paint fails from underneath. The fan itself may run fine, but the duct above it is clogged or the damper is stuck shut.
  • A persistent musty or earthy smell that gets worse when the door is closed. This smell means mold or mildew is established somewhere in the ceiling cavity or behind a wall. DIY or Call Us?

There are two things a Los Angeles homeowner can safely do without calling anyone.
