If you have an older Los Angeles home with a mid-century bathroom, you may have HardieBacker EZ Grid, which has a different fastener spacing template than the current board.
One compatibility gotcha we see on Los Angeles job sites: HardieBacker is not waterproof on its own. It is water-resistant. That means the waterproofing layer, whether it is a Schluter membrane or a liquid-applied system like RedGard, is doing the actual sealing. Signs Your James Hardie Bathroom Remodeling Is Failing
- Grout cracks in the same places every few months. This usually means the substrate behind the tile is flexing. That flex could be a failed HardieBacker seam, missing fasteners, or subfloor movement. Re-grouting will not fix it.
- Tile feels hollow when you tap it. Hollow tile means the thinset bond has broken, often because the HardieBacker was not bedded correctly or the wrong thinset was used for a cement board substrate.
- Water stains on the ceiling below the bathroom. This is the one that gets our attention fastest. It means water has traveled through the shower pan or tub surround, behind the HardieBacker, and down into the framing. By the time the stain shows, the leak has been active for a while.
- Musty smell that will not go away. Trapped moisture behind cement board feeds mold in the wall cavity. The board might feel dry to the touch on the surface while the back side is soaked.
- Loose or popping fasteners behind the tile. If you can see any corner of the board and the fasteners are corroded or standing proud, the board was either installed with the wrong screws or it has been wet long enough to compromise the fastener seats.

DIY or Call Us?
You can safely check a few things on your own. Look at the grout lines with a flashlight at eye level. Tap the tile with the handle of a screwdriver and listen for hollow spots. Check the ceiling below the bathroom for any discoloration. Those observations will help us quote more accurately over the phone.
What we would not recommend is pulling the tile and the board yourself. Cement board contains silica, so cutting it creates dust you do not want in your lungs or your kids’ rooms. And if the failure involves a shower valve or drain assembly, getting the waterproofing sequencing wrong means the next failure is already built in.
