  • Panel joint separation at wall-roof intersections. Los Angeles’s intense UV exposure and wide diurnal temperature swings cause Abodu’s exterior panels to expand and contract daily. Over two or three seasons, the original seam sealant can crack and pull away, especially on south-facing and west-facing elevations. We remove the compromised material, install upgraded butyl tape flashing, and re-seal with a UV-stable product rated for the exposure your unit actually gets.
  • Foundation settling on decomposed granite hillsides. Laurel Canyon, Bel Air, and Mount Washington lots sit on soils that shift with winter rains and summer drought cycles. A standard Abodu slab or pier foundation can move enough to crack interior drywall, bind doors, and separate baseboards from walls. We assess whether the movement is within tolerance or if the foundation needs supplemental piers or drainage work to stop the cycle.
  • Electrical panel overload from added kitchen appliances. Abodu One units ship with a panel sized for the factory kitchen spec. When owners add a full range, dishwasher, and microwave, the load exceeds the panel’s capacity. Breakers trip, and final LADBS inspection fails. We upgrade the panel, rebalance circuits, and pull the electrical permit the city requires before work starts.
  • Unpermitted additions that stall at plan check. Abodu owners sometimes add an attached pergola, a second-story deck, or a room extension without accounting for LADBS’s multi-month plan-check queue. The work stalls, and retrofitting permits after the fact costs more than doing it right the first time. We build permit lag into the schedule and the contract from day one.
  • Water intrusion at flashing details after El Niño rains. Los Angeles gets most of its annual rainfall in a few intense storms.
