Boral Windows & Doors: The Los Angeles Owner’s Guide
If your Boral window sash won’t stay up, the door is dragging, or a lock no longer catches, we can replace the failed part without tearing out the opening. We match Boral-compatible hardware, balances, weatherstripping, and glazing for Los Angeles homes, and a typical parts-and-labor repair runs $470 – $2,125 depending on what failed and whether the unit needs to be removed from the frame. Most owners discover the problem the same way: a window that suddenly slams shut, a door that scrapes the threshold, or a lock that spins without engaging.
You’ll want a repair that respects the look of the rest of the house. Boral products have a distinct profile and finish, and swapping in a generic part often leaves the window feeling different from its neighbor. We keep this in mind on every call.
Which Boral Models This Applies To

Boral windows and doors show up across Los Angeles in a few common configurations: single hung, double hung, sliding patio doors, and casement windows. The compatibility issue is not the product name so much as the balance system and the hardware prep. Older Boral window sashes often ride on a spiral or block-and-tackle balance; newer units may use a constant-force coil. The two are not interchangeable, even if the sash looks identical at a glance. If you cannot read the label, measure the sash channel width and the visible shoe style, and bring a photo to the job.
For the door side, the common failure points are roller assemblies on sliding units and worn multi-point lock gearboxes on patio doors. Aftermarket rollers are widely available and work well when the wheel diameter and bracket offset match. Multi-point gearboxes are trickier; we usually spec OEM parts for those because the striker alignment lives in the original gearbox geometry. One Los Angeles caution: the marine layer and dry heat cycles age weatherstripping unevenly. A door that seals tight in June will whistle by October. That is normal for the climate, not a sign the whole door is bad.

Signs Your Boral Windows & Doors Is Failing
- The sash will not stay up, or it drops slowly after lifting. The balance cartridge has lost tension. This failure is gradual and often ignored until the window slams once and cracks the glass.
- The sliding door jumps the track or grinds. A roller wheel has worn flat or the axle has bent. The door gets heavier to move each week, and the bottom rail begins to wear against the track in one spot.
- You can see daylight between the sash and the frame when the window is closed. The weatherstripping has compressed or torn away. Los Angeles dust and heat bake the seals until they cannot recover.
- The lock turns but does not throw a bolt or latch. The lock linkage has separated from the gearbox, or the keeper is so worn the bolt passes under it without engaging. This is a security issue, not just a mechanical one.
- The frame is square but the sash sticks at one corner. The sash may have dropped off its balance shoe, or the corner joint has loosened. Left alone, the corner stress cracks the glass or splits the sash material.

AfterReplacement Cost & What’s Included

In Los Angeles, Boral window and door repairs typically run $470 – $2,125. A single balance cartridge swap or weatherstripping refresh sits at the lower end. Replacing a multi-point lock gearbox in a sliding patio door, or re-glazing a large insulated sash, lands at the higher end because the labor includes removing the unit, fitting the part, and re-aligning the strike plates.
We give you a written price before any work starts. That price includes the specific part, the labor to install it, and the clean-up. It also includes our 365-Day Done Right Promise: if the repair does not hold, we come back and make it right. We do not change the number after the crew arrives. The written scope is the promise; if it is not on the paper, we have not agreed to it yet.
One other thing: we are an independent Los Angeles remodeling and repair contractor. We install and match Boral-compatible parts, but we are not affiliated with Boral. We source OEM or quality aftermarket equivalents based on what will perform best in your specific opening.
DIY or Call Us?
If the problem is surface level, like a loose keeper or dirt in the track, you can often fix it with a screwdriver and a clean rag. That is real, and we tell homeowners to check those first. If the sash will not stay up, the balance cartridge is under spring tension. The old units release with a flathead twist, and if you do it wrong the metal shoe can take a chip out of the jamb, or worse, your hand. We recommend a trained technician for anything involving balance cartridges, patio door spring-loaded rollers, or multi-point lock gearboxes. Call us at (949) 850-9896 and we will tell you over the phone whether it is worth a service visit.
FAQs

Most Boral window frames and sashes are built to last 25 to 35 years, though the moving parts, meaning balances, seals, and rollers, usually need attention every 10 to 15 years in Los Angeles because the sun and dry air harden those materials faster than in coastal climates. Call (949) 850-9896 for an honest assessment of your specific units.
Some parts can be serviced, like cleaning and lubricating rollers or re-seating a weatherstrip, but balances and lock gearboxes are generally replaced as complete units once they fail, because repairing the internals rarely holds for more than a few months. We will tell you which category your part falls into before you spend anything.
Most single-part repairs take 1 to 2 hours on site. If we need to order an OEM gearbox or a specialty balance cartridge, expect a few days to a week for the part to arrive in Los Angeles, then the same short install window.
We keep common balance cartridges, rollers, weatherstripping, and lock hardware on the truck, so many calls are one-and-done. Unusual Boral-specific parts, particularly multi-point door gearboxes, we order from our parts network and schedule the follow-up visit once the part is in hand. Call (949) 850-9896 and we will check stock while you are on the phone.
