Boxabl Bathroom Remodeling: The Los Angeles Owner’s Guide

Boxabl bathroom remodeling in Los Angeles typically runs $10,620 – $33,040 installed, depending on the size of the bathroom module and what you’re replacing: a light refresh of the vanity and fixtures starts near the low end, a full gut-and-rebuild with new shower pan, tile, and plumbing moves toward the top. Most owners call us after the bathroom reaches a point where repeated caulking and patching no longer hold: cracked shower walls, a vanity that has swollen around the base, or a toilet flange that wobbles every time someone sits down. If you’re reading this, you likely know the exact moment the bathroom started feeling like a liability rather than a room you can trust, and you want a price you can plan around rather than a surprise.

We are an independent Los Angeles remodeling contractor, not affiliated with Boxabl, and we treat Boxabl bathrooms the same way we treat any other: we match the work to the existing module dimensions, the plumbing configuration inside the walls, and the material tolerances that Boxabl’s compact footprint demands. The difference is that we have worked inside enough of these units to know where the installation gets tight, and we price that honestly up front.

Which Boxabl Models This Applies To

Boxabl bathrooms share a common design language across the Casita and accessory dwelling unit lines: a compact footprint, a fiberglass or acrylic shower surround, a shallow-depth vanity, and PEX supply lines routed through interior wall cavities that are narrower than a standard stick-built home’s framing. That narrow cavity is the first compatibility gotcha: standard 4-inch-deep rectangular bathroom vanities will not always fit the plumbing rough-in without refusing the door and drawer stack. We measure the rough-in depth before any order is placed, because ordering a vanity that cannot be installed is a week of delay and a restocking fee the family does not deserve to eat.

For OEM replacement parts, Boxabl’s own fixtures and surrounds are built to spec for these units, and they fit without modification. For quality aftermarket equivalents, we typically source Kohler or Moen faucets, a Schluter or equivalent waterproofing membrane under any tile work, and Cambria or Silestone for vanity tops where the owner wants something that outlasts the original laminate. The aftermarket route usually costs less than OEM and gives you a manufacturer-backed warranty you can verify independently. The trade-off is lead time on certain sizes: a 27-inch vanity is easy to source, a 24-inch with a side mount sink is not, and we will tell you that before you sign anything.

How to identify the right fit: look inside the vanity door for a manufacturer label or model stamp. If it’s gone, measure the shower pan’s inside dimension edge to edge, not the lip. Boxabl’s tightest shower pans run close to 32 inches, and a 32-inch pan is not a 34-inch pan no matter how much silicone the last installer used. That measurement is the first thing we ask for when you call.

Signs Your Boxabl Bathroom Remodeling Is Failing

  • Soft or shifting floor around the shower entry. Water wicks under the pan lip when the original seal was stretched during transport or settling. By the time you feel flex, the subfloor underneath has already started holding moisture, and the repair stops being cosmetic.
  • Vanity base swelling or door edges that no longer close square. Boxabl bathrooms use space tight, so the vanity sits close to the shower threshold. If the toe kick or door bottom is expanding, water is reaching it regularly, usually from drip-down after a shower or a supply line connection that weeps at the compression fitting.
  • Shower wall separating from the surround corners. In Los Angeles, the combo of dry Santa Ana stretches and humid coastal months cycles the adhesive joints quickly. Once you see daylight in the corner joint, water is getting behind the surround and the only honest fix is removal and re-waterproofing, not another run of caulk.
  • Toilet flange or toilet rock with body weight applied. The floor anchor or the flange bolts are no longer pulling the toilet tight. Every additional flush cycles the seal, and in a compact Boxabl floor system, that leads to moisture trapped where the floor layers meet, which is a far more involved repair than resetting the toilet.
  • Persistent musty odor the fan cannot clear. Boxabl bathroom fans are small. When the vapor barrier or the underside of the floor holds water, the odor stops being a ventilation problem and becomes a material problem. That is the point where the remodel conversation starts with demolition, not cosmetic updates.

Replacement Cost & What’s Included

A remodeled primary bathroom with a soaking tub and walk-in shower

For Los Angeles Boxabl homes, a full bathroom remodel falls in the $10,620 – $33,040 range depending on what is being replaced and what is being upgraded:

  • Small bathroom refresh (new vanity, faucet, toilet, mirror, lighting, re-caulk and re-seal the shower): $5,900 – $14,160
  • Full Boxabl bathroom remodel (gut to the wall cavities, new waterproofing, new shower pan or tile, new vanity and top, new fixtures, new fan): $10,620 – $33,040
  • Walk-in shower replacement inside a Boxabl bathroom: $5,310 – $14,160
  • Vanity and top replacement only: $945 – $3,540

Every one of those numbers includes the same non-negotiables: a written price before any work starts, drop cloths down before the first cut, shoe covers at the door, and a photo of the clean-up before the crew leaves. The quote includes the parts, the labor, the haul-off, and the warranty on our workmanship. If something is excluded, it is written on the quote as excluded. You will never get a call after day two that says the job grew.

The range moves based on what is behind the walls once we open them. A Boxabl bathroom that has never leaked demolishes fast and goes back together predictably. One that has been holding water behind the surround needs drying time, new substrate, and sometimes plumbing re-routing, and that work gets priced after we can see it. What we promise is that if the scope has to change, you will get a written change order with a new number before the work changes. Graham Stein’s rule on every Boxabl job: the written scope is the promise – if it is not on the paper, we have not agreed to it yet.

DIY or Call Us?

The honest split: you can change a shower head, replace a faucet aerator, re-caulk a seam that is still dry, and swap out a mirror or lighting fixture yourself. Those are safe, simple, and they do not put water where water should not go. What you should not do yourself: removing a shower surround to inspect what is behind it, cutting into a Boxabl floor assembly, or working with the PEX supply lines if you have not done PEX before. These units are built tight for a reason, and a misjudged cut through the wrong layer can compromise both the waterproofing and the structural bond. That is not a scare tactic; it is what we see when a weekend repair goes sideways and the homeowner is now paying for both the failed repair and the damage it caused.

If you are in Los Angeles and your Boxabl bathroom is showing any of the signs above, the most useful thing you can do is call us while the failure is still small. We will ask for the measurements, walk through what we think is happening, and give you a written price for the repair or the remodel before anyone picks up a tool. That call is (949) 850-9896. The estimate is free, and a live person answers, day or night.
