Boxabl Windows & Doors: The Los Angeles Owner’s Guide
If you have a Boxabl home in Los Angeles and a window or door has failed, we can replace it. We stock Boxabl-compatible windows and doors, and most replacements in the LA area run between $530 and $1,950 installed depending on the unit, glass package, and whether the frame needs reframing. You’ll usually notice the problem first as a window that won’t seal, a door that drags or sticks, or condensation collecting between the glass panes where it should never be.
Elmstead Remodeling is an independent contractor, not a Boxabl affiliate. That matters less than you’d think. What matters is that we know which replacement units actually fit, we bring them to the job in a labeled box, and we don’t leave until the assembly opens, closes, and locks the way it did when the home was new.
Which Boxabl Models This Applies To

Boxabl homes use a consistent window and door specification across their Casita models, which makes replacement simpler than on a typical stick-built Los Angeles house. The standard units are aluminum-framed, low-E, dual-pane assemblies set into the factory wall cassettes at the Nevada plant. What we see in the field is that the rough openings are exceptionally square, so replacing a unit is less about shimming and more about matching the exact flange depth and screw pattern Boxabl used at the factory.
The gotcha is the door threshold. Boxabl doors are built to sit flush with a zero-step transition, and a generic off-the-shelf replacement door from a big-box store will not marry to that transition correctly. We spec a compatible replacement or a quality aftermarket equivalent that preserves the factory step-free entry. If you are not sure what you have, open the door and look for a small label on the hinge-side jamb. That label gives us the model number and glass rating, and from there we can confirm pricing before anything is ordered.
OEM replacement windows and doors are available but slow to ship to Los Angeles. Quality aftermarket equivalents with matching glass certifications and identical frame dimensions are usually in local warehouses, which means a three-to-five-day lead time instead of three weeks. We’ll show you both options in the written price before any work starts.

Signs Your Boxabl Windows & Doors Are Failing
- Condensation between the panes. The factory seal between the dual panes has failed and the inert gas has escaped. You can’t wipe this away. The glass unit needs replacement, and in Los Angeles heat it will only get worse each summer.
- A door that scrapes or won’t latch. Boxabl homes sit on foundations that can settle slightly in LA’s varied soil conditions, and a door that drags on the threshold often means the frame or hinges need adjustment. We start with the hinge screws and the strike plate before recommending a full door swap.
- Drafts around the frame edges. The factory weatherstripping compresses over time, especially on the door we use most in a Los Angeles home. If you feel air moving around a closed window or door, the seal is gone and your HVAC is working harder for nothing.
- Stiff or jammed sliding action. The rollers and tracks on Boxabl sliding windows and doors collect dust and break down over time. A unit that requires two hands to open has a roller or track problem, and it will only get harder to operate until the hardware is replaced.
- Visible frame warping or cracked glass. This is the one we tell Los Angeles owners not to wait on. A cracked pane or a bent frame compromises the home’s envelope and becomes a security issue. We can usually replace it within the same week.

AfterReplacement Cost & What’s Included

In Los Angeles, expect to pay between $530 and $1,200 installed per window, and $850 to $1,950 for a full door assembly with threshold integration. A simple glass-only replacement on a window runs lower, usually $350 to $750. These are installed prices, not part-only quotes, and they include removal of the failed unit, disposal, installation of the new assembly, and a final seal and alignment check.
What drives the range is the glass package. Standard dual-pane low-E is the most affordable. If your Boxabl is positioned with heavy west-facing sun exposure in Los Angeles, you may want the higher-SHGC glass to help with cooling costs, and that upgrade moves the price toward the upper end. We also carry laminated glass for noise reduction, which owners near freeways and flight paths in areas like Westchester and Encino often request.
Every replacement comes with a written line-item price before work begins, and the work is covered under our 365-Day Done Right Promise. If a replacement windows or doors unit doesn’t operate right after we leave, we make it right.
DIY or Call Us?
What you can safely check yourself: whether the screws on the hinges are tight, whether the track is clean of debris, and whether the weatherstripping looks compressed. Sometimes a sticky Boxabl window improves after a gentle clean of the track. That is the full list of things we recommend an owner do on their own.
What we do not recommend is removing a window or door assembly from a Boxabl wall cassette. The units are sealed into the factory frame, and pulling one without the right tools and sealants risks damaging the cassette itself, which then becomes a much larger repair. The same caution applies to lifting a heavy dual-pane unit alone. Aligning a Boxabl door threshold so it stays step-free takes a second set of hands and a level, and doing it wrong means water finds a way in during the next LA winter rain. If you’d rather not take that on, call us at (949) 850-9896 and we’ll bring the drop cloths, the right hardware, and the written price.
FAQs

You can expect 15 to 25 years from the factory Boxabl window and door assemblies in the Los Angeles climate. Coastal homes near the salt air of Marina del Rey or San Pedro tend to be on the shorter end, while inland locations like Studio City or Pasadena see the frames hold up longer. Seal failure typically shows up before structural failure.
Yes, in specific cases. A failing seal is a glass-unit replacement, not a full window swap. A sticking door is often a hinge or strike plate adjustment. We’ll always tell you if a repair solves the problem before recommending a full replacement. Call (949) 850-9896 and we’ll give you an honest read.
Most single-unit replacements take two to four hours from arrival to final clean-up. A full door with threshold work may run half a day. We protect the floors with drop cloths, wear shoe covers, and leave you a photo of the finished clean-up before we go.
We keep the most common Boxabl-compatible window sizes and door assemblies in our local Los Angeles inventory, and we can source specialty glass packages within three to five business days. We’ll confirm availability when we give you the written price.
