One compatibility point worth knowing: CertainTeed double-hung windows from the Newport line used a coil balance system that changed specifications around 2002. A balance spring from a 2001 window will not fit a 2004 sash without an adapter, and forcing it is how some owners break the pivot shoe. We carry both generations on the truck. These are the five symptoms we see most often on CertainTeed windows and doors in Los Angeles, and what each one actually means:
- Fog, haze, or moisture between the glass panes. The insulated glass seal has failed and the desiccant inside the spacer is saturated. This will not dry out on its own – and in Los Angeles, where the temperature swings between summer afternoons and cool nights, fogging will typically worsen season after season.
- A double-hung sash that won’t stay up, or jerks when you lift it. The coil balance springs have lost tension or one side has broken. The window still functions manually, but the extra weight puts strain on the pivot shoe and the operator of anyone who opens it daily.
- A casement or awning window that cranks hard or grinds. The gear teeth in the operator have worn or the hinge track has picked up grit. This is an especially common failure in hillside Los Angeles neighborhoods like Silver Lake and Echo Park, where fine dust works its way into the mechanism over years.
- Sliding patio door that drags, sticks, or runs off the track. The roller carriage has worn flat or the rollers have seized. On older CertainTeed aluminum sliders, the roller wheels are steel with no bearing housing, and once they stop turning, the door starts wearing the aluminum track itself.
- Noticeable draft or light gap between the sash and the frame. The weatherstripping has compressed past the point where it seals, or the sash has warped slightly out of plane. In Los Angeles, the issue is less about heating bills and more about dust and the occasional noisy neighbor – but the leak is real either way.

DIY or Call Us?
There are some things you can check safely before you call. On a sliding patio door, you can remove loose debris from the track with a brush. And on a fogged unit, you can confirm the moisture is actually between the panes, which tells you the glass needs replacement rather than the frame.
What we do not recommend is attempting the repair yourself on a double-hung balance system or a patio door roller swap.
