ECO Window Systems Home Additions & ADU: The Los Angeles Owner’s Guide

Home additions and ADUs in Los Angeles with ECO Window Systems windows and doors typically run $53,100 to $153,400 when built through Elmstead Remodeling, and we install ECO-compatible flashings, sill pans, and trim kits on every opening. Most owners call us after noticing water stains on interior drywall below a window, a door that suddenly drags against its frame, or condensation fogging between panes that won’t clear. The fix usually comes down to one failed component: a compromised rough-opening seal around the window unit, a worn weatherstrip channel, or an undersized header that has settled over time.

We are an independent Los Angeles remodeling contractor, not affiliated with ECO Window Systems, but we work with their window and door units regularly on room additions and detached ADUs across the city.

Which ECO Window Systems Models This Applies To

The rough-opening and trim details below apply to ECO Window Systems vinyl and aluminum-clad lines most common in Los Angeles additions: their standard single-hung, horizontal slider, and picture window units, plus the matching sliding patio doors used between an ADU interior and its private yard. The compatibility gotcha we see on site is frame depth. ECO units in existing Los Angeles homes often measure 3-1/4 inches deep, while some newer production units run 2-7/8 inches. If the addition framing was set for one depth and the supplier delivered the other, the interior casing sits proud of the drywall and the exterior stucco reveal looks off. We field-measure every rough opening before ordering trim and flashing, and we match the wall depth before the framing inspection, not after.

On OEM versus aftermarket parts, weatherstripping and glazing beads from ECO are worth the extra cost because the profile shapes are specific to the extrusion. Generic V-strip or foam tape from a big-box store looks close but leaves gaps at the corners where the sill meets the jamb. For flashings and sill pans, we use aftermarket grades from established manufacturers because they carry published ASTM ratings and are readily available in Los Angeles supply houses when a project can’t wait on a factory order. On window units themselves, if the glass is failed but the frame is square and the operator works, a new insulated glass unit from a local Los Angeles glazier is often a better spend than a full replacement. If the frame is twisted or the corner welds show stress cracks, we replace the entire unit.

Signs Your ECO Window Systems Home Additions & ADU Is Failing

  • Water stains on interior drywall below a window corner. Almost always a failed sill pan or missing back-dam at the rough opening. In Los Angeles, the winter rains expose this within one season if the original flashing was skipped.
  • A sliding door that drags or binds after the first year. The rough opening header was undersized or the cripple studs were crowned the wrong way. The weight of the roof load transfers to the door frame, and the rollers wear prematurely.
  • Fogging between glass panes that comes and goes with temperature. The insulated glass seal has failed. Coastal-adjacent Los Angeles neighborhoods with wide temperature swings (think Silver Lake mornings versus midday) age these seals faster than inland installs.
  • Exterior stucco or siding pulling away from the window flange. The original installers nailed through the flange instead of using the slotted holes, so normal expansion and contraction has no give. Hairline stucco cracks radiate from the corners.
  • Bugs or dust accumulating on interior sills with the window closed. The weatherstrip in the lower sash channel has compressed or torn. On ECO units, this U-shaped vinyl channel is replaceable without pulling the entire sash.

Replacement Cost & What’s Included

For the full home addition or ADU range in Los Angeles, expect $53,100 to $153,400, with detached ADU construction running $106,200 to $259,600 depending on foundation type, utility runs, and finish level. If the only issue is a failed ECO window component within an otherwise sound addition, the scope is much smaller: a sill pan and flashing correction on one opening runs $470 to $2,125, and a full window replacement runs $5,310 to $17,700. What drives the range on openings is access (second-story scaffolding versus walk-up grade), stucco matching, and how many windows share the same repair pattern.

Every job gets a written price before work starts. That price includes the parts, the labor, the flashing, the trim, the haul-away, and the clean-up. If something is not on that written scope, we have not agreed to it yet. The 365-Day Done Right Promise covers the completed work: if it is not done right, we make it right.

DIY or Call Us?

You can safely inspect the weatherstrip channels and note where water marks appear, and you can check that weep holes on the exterior bottom track are clear of dirt. What you should not do is pull an ECO window unit from its rough opening to inspect the flashing. The unit is heavy, the stucco returns can crack, and if the window was installed with the flange nailed incorrectly, prying without proper shoring can crack the glass or let the sash fall. Same caution applies to any door panel with a tempered glass lite: the edge is under stress, and a dropped corner can shatter the whole panel.

If the symptom points to the rough opening or the flashing, that is a framing and waterproofing correction, not a parts swap. Call (949) 850-9896 and we will walk through what you are seeing before anyone schedules a visit.
