James Hardie Home Additions & ADU: The Los Angeles Owner’s Guide

Home additions and ADUs wrapped in James Hardie siding and trim in Los Angeles typically run $53,100 to $153,400 installed, depending on square footage, foundation work, and finish level. We stock and install James Hardie plank, panel, and trim products on every addition and ADU we build, and we match existing Hardie profiles when you’re extending a home rather than starting fresh. Most owners call us after noticing siding that has pulled away at the corners, trim that’s swelling at the bottom edge, or a Hardie product that never quite looked right after a previous contractor installed it.

Graham Stein has been working on Los Angeles homes for going on two decades, and he will tell you plainly: the difference between an addition that looks like it belongs and one that looks bolted on usually comes down to siding match and flashing details. The written scope is the promise – if it is not on the paper, we have not agreed to it yet.

Which James Hardie Models This Applies To

A second-story addition that matches the existing roofline

James Hardie makes three siding product lines that show up most often on Los Angeles additions and ADUs: HardiePlank lap siding, HardiePanel vertical siding, and HardieTrim boards. HardiePlank comes in 5/16-inch and 7/16-inch thicknesses, with exposure widths from 4 inches to 7-1/4 inches. HardiePanel is a 4×8, 4×9, or 4×10 sheet product in 5/16-inch thickness. HardieTrim boards run 3/4-inch thick and 3-1/2 to 12 inches wide.

Where owners get stuck is matching an existing profile. HardiePlank from 2005 is not the same as HardiePlank from today – the texture, the edge profile, and even the color lot have shifted over time. If you are adding onto a home with older Hardie siding, we pull a sample before we order anything. We also carry KraftMaid, Cambria, and Silestone for interior finishes on the same project, but the exterior match is what keeps the addition from looking like an afterthought.

One compatibility gotcha worth knowing: James Hardie products are not interchangeable with fiber cement from other manufacturers at the trim level. HardieTrim has a specific reveal and thickness that does not line up cleanly with generic fiber cement trim boards. If a previous contractor mixed brands to save money, the seams and shadow lines will show it within a year or two.

Signs Your James Hardie Home Additions & ADU Is Failing

  • Siding pulling away at butt joints. Fiber cement expands and contracts with Los Angeles temperature swings, and if the installer butted the boards tight instead of leaving the specified 1/8-inch gap at joints, the boards will push against each other and bow outward. The fix requires removing the affected boards and reinstalling with proper spacing and flashing.
  • Trim swelling or flaking at the bottom edge. HardieTrim can wick water if it was installed too close to grade or without the required 6-inch clearance from soil. In Los Angeles neighborhoods like Silver Lake and Echo Park with hillside lots and landscape irrigation close to the house, this is the most common failure we see.
  • Caulk lines cracking repeatedly around windows and doors. Hardie products require a specific flexible sealant at transitions, not standard painter’s caulk. When the wrong product is used, the joint fails within one hot season, and water starts working behind the siding.
  • Color fading unevenly across panels. James Hardie’s ColorPlus finish carries a 15-year warranty, but panels replaced across different production runs will not match the original color exactly. If part of your addition was re-sided at some point, the mismatch tells you the repair was done with a different lot or a different product entirely.
  • Cracks at nail heads or missing nails. Fiber cement requires corrosion-resistant nails driven to a specific depth – flush, never countersunk. Overdriven nails crack the board; underdriven nails leave the board loose enough to rattle in wind. Both point to installation error, not product failure.

Replacement Cost & What’s Included

A finished backyard cottage with a small covered porch

For a Los Angeles home addition or ADU with James Hardie siding and trim, the installed range of $53,100 to $153,400 covers the full scope: foundation, framing, roofing, siding, windows, doors, electrical, plumbing, drywall, and finish work. The siding and trim portion alone – removing and replacing HardiePlank or HardiePanel with new material – typically falls between $8,260 and $21,240, depending on wall square footage and whether we are matching an existing profile or installing fresh on new framing.

What drives the range on the full project: second-story work (scaffolding and access costs), hillside foundation requirements common in Los Angeles neighborhoods like Mount Washington and Highland Park, and the complexity of tying a new roofline into an existing one. Every Elmstead Remodeling estimate is a written price before any work starts, with materials named by brand and product line. You will see the exact Hardie products specified, the flashing method, and the paint or finish plan. No allowances that balloon later. The 365-Day Done Right Promise applies to the completed project – if something is not done right, we make it right.

DIY or Call Us?

Fiber cement siding is not a casual DIY project. HardiePlank is heavy – a 12-foot board runs about 25 pounds – and cutting it produces silica dust that requires proper respiratory protection. The material is dimensionally stable but unforgiving: if the flashing behind it is wrong, or the clearance to grade is off, you will not know until water has been getting in for a season or two.

What an owner can safely do is document the problem: note where boards are pulling away, measure clearances to grade, and check whether caulk lines are cracked. That tells us a lot before we arrive. But the repair itself – removing and replacing fiber cement, flashing windows and doors correctly, matching existing profiles – is work we do with a written price, shoe covers and drop cloths inside the house, and a photo of the clean-up before the crew leaves. Call (949) 850-9896 and we will walk through what you are seeing.
