Plant Prefab roofs are not like stick-framed roofs in older Los Angeles houses. The panels arrive pre-assembled, with specific flashing details and attachment points that a general roofer can misread. Which Plant Prefab Models This Applies To

Plant Prefab has built several panelized and modular lines over the years, and the roofing parts differ between them. The original LivingHome series, the YB1, and the more recent Plant ADU and multi-family panels all use variations of a metal or membrane roof over plywood sheathing, but the flashing profiles and edge terminations are not interchangeable. If you have the original plans or the model plate, that is the fastest way to confirm which system you have. The model plate is usually inside a kitchen cabinet door or on the mechanical closet wall. If you cannot find it, measure the roof edge profile: the LivingHome line typically uses a low-slope standing seam with a 1.5-inch seam height, while some of the ADU panels use a TPO membrane with a 12-inch overlap at the ridge.

The compatibility gotcha that catches Los Angeles owners is the parapet wall flashing. Plant Prefab parapets are built with a specific Z-flashing detail that off-the-shelf roofing metal does not match. If you replace just the field membrane or metal without addressing that detail, the leak comes back within the first rainy season. For the membrane roofs, we use a manufacturer-approved TPO or modified bitumen that matches the original mil thickness. For metal roofs, we source the gauge and seam profile to match, then paint to match the original color. We do not push OEM parts only: for some Plant Prefab roof components, a quality aftermarket equivalent is actually more available and carries a better warranty, but we will tell you which parts those are and why before you spend a dollar.

Signs Your Plant Prefab Roofing Is Failing

  • Water staining at the ceiling edges or corners. This usually means the parapet flashing or the panel-to-panel seam has opened. On Los Angeles homes we see this most after the first real storm of the season, when the building materials finally get a full soak.
  • Peeling paint or rust streaks down an exterior panel. The roof metal or membrane is letting water track down inside the wall assembly. By the time you see it on the outside, it has usually been moving for a while.
  • A soft or spongy spot on the roof deck when viewed from a ladder. This points to water trapped in the plywood or OSB layer. It does not always mean full replacement, but it does mean the leak needs to be found and the deck section opened to dry.
  • Granules from the roof surface collecting in gutters or downspouts. On Plant Prefab homes with a granulated cap sheet, granule loss is the first visible sign the membrane is nearing the end of its useful life in California sun.
  • Rust or lifted seams at the standing seam joints. The seam sealant and fasteners are the first parts to fail in a coastal-adjacent climate with salt air, even a few miles inland in Los Angeles. We check every seam when we are up there, not just the one that is leaking.
