Sakrete Kitchen Remodeling: The Los Angeles Owner’s Guide

We stock, cut, and install Sakrete products for kitchen remodeling across Los Angeles, and a full kitchen remodel using Sakrete materials alongside named-brand cabinets and countertops typically runs between $16,520 and $53,100 installed. We carry Sakrete sand mixes, mortar, grout, and concrete patching compounds on our trucks, so most jobs don’t stall waiting on a supply run. What usually brings a homeowner to this page is a failing substrate: a tile floor that’s gone hollow over a crumbling mortar bed, a countertop seam that’s pulling apart, or a concrete patch that cracked within a year of the last contractor’s visit.

Elmstead Remodeling is an independent Los Angeles remodeling contractor. We are not affiliated with Sakrete, but we work with their products daily and know which mix belongs where.

Which Sakrete Models This Applies To

Sakrete doesn’t make “kitchen remodeling parts” the way a faucet brand makes cartridges. Their products are mixes: Sand Mix, Mortar Mix, Floor Mud, Concrete Mix, and the various patching compounds. The gotcha we see most often in Los Angeles homes is someone using standard Concrete Mix under a tile bed when the spec calls for Sand Mix or Floor Mud. Concrete mix contains larger aggregate that doesn’t compact into a flat, consistent bed, and tile set over it will crack at the aggregate points within two to three years.

To identify which Sakrete product your kitchen needs, check the empty bag or the original contractor’s invoice. If that’s gone, we read the substrate: floor tile over wood subfloor wants a Floor Mud or Sand Mix bed (we float it 3/4″ to 1-1/4″ thick), while countertop repairs and smaller voids want Sand Mix or a polymer-modified patching compound. We carry the OEM Sakrete line plus quality equivalents where a polymer-modified version is the better long-term choice for a specific spot, and we’ll tell you which is which before anyone mixes a bag.

One Los Angeles-specific note: homes in Silver Lake, Echo Park, and the older sections of Pasadena often have original mud-set tile beds from the 1940s and 50s. Those decks are thick and usually salvageable. Homes built in the 1980s and 90s across the Valley frequently got thin-set over plywood, and that’s where we see the most Sakrete-related failures.

Signs Your Sakrete Kitchen Remodeling Is Failing

  • Hollow-sounding tile when you tap it. The mortar bed underneath has broken bond with the tile or the substrate. In Los Angeles, seasonal humidity swings and the constant minor movement of pier-and-beam foundations cause this more than anything else.
  • Grout cracking along the same line repeatedly. The substrate is flexing underneath. Re-grouting without addressing the bed means you’ll be re-grouting again in six to twelve months.
  • A countertop or backsplash seam that keeps separating. The adhesive or mortar behind it has failed, usually from moisture intrusion at the sink line or heat cycling near the range.
  • Fine sand accumulating at the base of tile or under cabinets. The Sakrete bed is decomposing. This happens when the original mix was too dry or was walked on before it cured properly.
  • Visible cracks in a concrete patch or countertop edge. The patch wasn’t keyed into the surrounding material or was mixed with too much water. Sakrete mixes are exact about water ratios, and an extra quart ruins the cure.

None of these are cosmetic. Every one of them gets worse the longer it sits, and a kitchen floor that’s losing its bed becomes a trip hazard and a moisture trap before you see the worst of it.

Replacement Cost & What’s Included

A walk-in pantry with wood shelving

In Los Angeles, a full kitchen remodel with Sakrete substrate work, new cabinets, countertops, and finishes lands between $16,520 and $53,100. Smaller scope work sits lower: a countertop installation runs $2,360 to $7,670, a backsplash $945 to $2,950, and cabinet installation $4,720 to $15,340. What drives the variance is square footage, whether we’re pulling up and re-floating an old mud bed (labor-heavy) or setting new tile over a sound substrate, and your finish choices.

Every estimate from us is a written price before any work starts. The line items name the Sakrete product, the bags, the labor, and the finish materials. If a trade-off matters to you, pet-safe product choices where one exists, quiet tools during nap hours, drop cloths on every floor, we tell you that before you sign, not after. And because this is Elmstead Remodeling, the work carries our 365-Day Done Right Promise: if it’s not done right after the job is complete, we make it right.

DIY or Call Us?

Mixing Sakrete products is not dangerous the way a garage spring or a live electrical panel is. You can read the bag, mix the water ratio exactly, and float a small patch without risking injury. Where DIY goes wrong is the substrate diagnosis and the cure. If you patch a floor that’s failing underneath, you’ve spent a Saturday and $40 on bags to buy yourself six months before it cracks again. We’ve seen more than a few Los Angeles kitchens where five DIY patches are stacked on top of each other, and the proper fix costs more than it would have a year earlier.

What we’d tell you to check yourself: whether the tile moves when you step on it, whether the grout cracks are widening, and whether you can see sand at the edges. Those answers tell us a lot. The actual repair is a trained-crew job if you want it done once. Call (949) 850-9896 and we’ll walk you through what we’re seeing over the phone, then send a background-checked crew to look at it in person.
